You will find your church building program will be go much smoother and be more effective if you do the first things first.  Most churches do not understand the proper order of steps to take in a building program, and as a result end up investing more effort, time and money in a process that can seem confusing and overwhelming.

The following is a high level overview of the typical process the church should follow, many sub-steps are not listed. It is provided only as an example, actual circumstances will dictate timing and sometimes necessitate modifying the order.  The process is laid out in serial fashion for clarity, in practice there is overlap. 

Preparation

Preparation should begin no less than 6 months and as much as 3 years (or more) years before construction

  1. Planning: Plan well to build well. The first steps are to objectively quantify space requirements, land requirements and financial ability. This step provides the objective information needed to determine feasibility, provide a preliminary budget which in turn  drive the processes of design and fundraising.   2. Conceptual Design: Based on a budget calculated from church's financial ability, develop conceptual building and site plans. Conceptual drawings. (more information on church design )

  3. Fundraising: Few churches, especially in today's economy are as financially prepared to build as they think.  A capital campaign to raise money for building, reducing financing or retiring debt is appropriate in all but a very few churches.  (more information on a capital fundraising campaign)

Execution

The "execution phase" is begun when any land or zoning issues are resolved and the church is financially prepared to build.

  1. Architectural Design: Construction documents and site plan are completed.  This step needs to be nearly complete before a builder can provide accurate cost estimates or lender can provide a loan commitment. (more information on church design )

  2. Financing: In this economy, lenders are fewer and lending less than ever before.  Many churches underestimate the difficulty in obtaining adequate financing. (more information on church construction financing)

  3. Construction: The construction contracting method you chose can have a great effect on the total project cost as well as dictate when the builder needs to be brought into the equation. (more information on church construction)
